The Berners-Allsopp Estate

2018

Rebuilding from scratch proved to be the best strategy for this mixed-use building in Fitzrovia, which offsets the increase in office space at its sister project at 42 Berners Street but has its own, active presence in the neighbourhood.

The existing building was a drab and inefficient four-storey structure dating from the 1960s, so our first intent was to create a place with a more active presence on the street, intensified through a mix of uses. While we often work with structures ‘as found’, in this case a full demolition of the building presented the best route.

The new six-storey building has an efficient core and two entrances to cater for split tenancies of the office space. On the upper levels, we replaced the old cellular offices with simple, open floorplates with substantial floor to ceiling heights, and stacked two levels of residential units above.
