We were asked to refurbish and refit this office floorplate to appeal to a wide range of tenants in a challenging post-pandemic market.

Situated within a refurbished 1930s warehouse building in London’s distinctive Shad Thames, the design mediates the building’s low floor-to-ceiling heights by establishing a datum line, whilst awkward spaces within the floorplate and used as private ‘cosy’ spaces or meeting areas.

Flexibility was a key requirement of our brief, so we selected high-quality fixtures and furnishings that could be moved around freely or recycled easily. Built to 1:8 occupancy, it has been designed to allow for an increase in desk numbers to 1:6 with a limited impact on breakout areas and without the need to remove fixed elements.
